Is Your House Not Selling? It’s Time to Change It Up

With the Denver real estate market in a cool down, most homes are not selling as fast as they did last year at this time. After three months on the market, it is no time to panic, but it is time to reevaluate your home’s selling strategy and have an honest conversation with your realtor.


  • Discuss the efforts put into selling the home since it has been placed on the market: Has the strategy reached the right market? Can more be done?

  • Ask about future home selling strategies: What changes must be made? Do expectations need to be adjusted?

  • Listen, evaluate, and determine if your agent is a good match: Do you feel your realtor has the right strategy? Do you think that they have your best interests in mind? If no to either of these questions, it may be time to get a new realtor.



Whether you get a new realtor or not, if your home has been on the market for over three months, consider taking the house off the market and relisting it in the spring. When homes are listed for too long, they become stigmatized, and people begin to assume that there is a good reason why the house has not been sold. Once you take it off the market, you can address any condition issues with your home that may deter buyers. And by relisting a property, MLS listings will hit reset, and you will start with zero days on market…perfect timing for the Spring selling season.
